Vista del Mar Commons TIL Property

BACKGROUND

Improvements to the Vista del Mar TIL property are part of a larger property rehabilitation effort, the Vista del Mar Commons L.P. program, by The Housing Authority of the City of San Buenaventura. The TIL property is an affordable housing project that assists low-income tenants who are in the process of learning the life skills necessary to live independently. The building with a total of 16 units is the smallest of the group of buildings being remodeled.

SOLUTIONS

Through energy efficiency upgrades, the Housing Authority aims to improve tenant living conditions that improve the comfort, accessibility, and affordability of the property. The Housing Authority of the City of San Buenaventura plans to reach its energy efficiency savings goals for the TIL property through a variety of upgrades throughout the interior and exterior of the structure. The project scope includes installing ENERGY STAR®appliances and replacing inefficient water heaters, among other measures.

Improvements Include:

  • LED light fixtures
  • Installing high-efficiency condensing domestic water heaters in the units
  • New high-efficiency condensing furnace
  • ENERGY STAR appliances such as ranges, hoods, washers, and dryers
  • Water saving toilets, faucets, and shower heads
  • Replacing windows fiberglass low emissivity and low-U values
  • Sealing and insulating the attics beyond what’s required in local building code

OTHER BENEFITS

While a good number of the energy improvements incorporated in TIL also have a positive impact on the indoor air quality of the units and common space, going one step further, The Housing Authority of the City of San Buenaventura also plans to paint the interior walls with low volatile organic compound (low-VOC) paints. To ensure resident safety, new gates and fencing will be installed to restrict access by those who aren’t residents. Through this comprehensive work, the Housing Authority has worked to create tenant living conditions that improve the comfort, health, accessibility, and affordability of the property.
