The Loews Miami Beach Hotel is a full-service hotel that previously had three large hot water heaters that stored a combined 1,200 gallons of water. These water heaters were energy and space inefficient and posed a high risk of leaks. To address these challenges, Loews replaced all three hot water heaters with two new tankless water heaters that can learn typical usage patterns. Additionally, unlike traditional water heaters, this specialized model doesn’t need to run constantly which wastes energy and water. It is able to heat water on-demand and quickly respond to guest needs around the hotel.

Loews also took steps to decrease water use by installing a water recycling system for their laundry operations. The wastewater reclaim process works with the new energy-efficient washers to send the 140℉-washer discharge through a three-stage cleaning cycle tank system, which then feeds back to the washers for reuse. Without this reuse process in place, used water from the washers would go down the drain.

Upon project completion, the hotel saw water usage decrease by 32% with pre-implementation water usage at 31 million gallons per year in 2018 and post-implementation water usage at 21 million gallons per year in 2022. The property also saw a savings of approximately $7,000 per month on their water bill.

Following the successful implementation of these technologies at the Loews Miami Beach location, these initiatives were also implemented across other locations in the portfolio.
