Brookhollow Central I
The commercial office building was originally constructed in 1972, then later incorporated into a larger development called Brookhollow Central. Parmenter Realty Partners acquired the property in 2012 during a renovation project that had already begun. Every specification and design decision was reconsidered by the new ownership team. From top to bottom, sustainable products and materials were selected with an eye towards LEED® Core & Shell certification, and future LEED for Existing Buildings certifications.More
Major components that were addressed in the renovation project include the building façade. A high performance curtainwall system was selected to address energy efficiency, and also noise from the nearby highway. On some floors of the building the system uses a triple pane configuration.
A brand new EMS system was selected to optimize controls of the building systems, including a new lighting control and communication system. Each light fixture type was selected for optimal efficiency.
On each floor of Brookhollow Central I, the configuration and selection of HVAC components was revised from the original design intent to focus on energy efficiency. High efficiency air handling units (AHUs) were selected with variable frequency drives (VFDs). New VAV boxes were selected, and redesigned from a series configuration into a more efficient parallel layout.
In addition to the building systems, finish selections were evaluated with an emphasis on LEED requirements for sustainable purchasing. Interior paints and sealants were low-VOC and an FSC-certified eucalpyptus was selected as a major finish based on the hardwood veneer’s environmentally responsible qualifications. Other materials were sourced within 500 miles and contained recycled content.Less
A LEED-CS application is currently underway for the major renovation project, and Parmenter Realty Partners will pursue LEED-EB certification once the building has gathered at least 12 months of occupied data. Brookhollow Central I is already being tracked in Energy Star, and will pursue annual certifications once the building is more than 50% occupied.More
