Nuveen Real Estate, formerly TH Real Estate, is one of the largest real estate investment managers in the world with $125bn in AUM. In 2015, TIAA acquired full ownership of Henderson Real Estate and later merged their real estate businesses to create TH Real Estate, which was rebranded as Nuveen Real Estate in January 2019. Nuveen Real Estate manages a suite of funds and mandates spanning both debt and equity across diverse geographies, sectors, investment styles and vehicle types. Nuveen Real Estate strongly believes that energy efficient, sustainable properties deliver better returns for its investors and are more appealing to current and future tenants. As a leader in the efficiency field, Nuveen Real Estate committed to a Better Buildings Challenge goal to reduce energy consumption across 25 million square feet of office space by 20% by 2020, and successfully achieved their goal by that year.
Participation in the Better Building's Challenge is providing a forum for Nuveen Real Estate to share its successes for others to learn from and replicate. In addition to driving comprehensive, building wide upgrades, Nuveen Real Estate is also committed to continually improving buildings that have already been upgraded. As an example, 801 Brickell (pictured), showcases Nuveen Real Estate's commitment to identifying ways to improve already high-performing buildings. Work included enhancing building HVAC controls, performing water balancing for the HVAC system, installing and adjusting VFDs, and implement lighting retrofits. This project reflects Nuveen Real Estate's on-going effort to identify and capture no-cost/low-cost opportunities across their portfolio of real estate.
