Gateway Management Services, LLC, is a family owned and operated affordable housing full-service, boutique property management company with communities in MD, VA, WV, PA, OH, KY, and NY. Gateway’s unique approach and management style creates an environment for employees to thrive and has enabled management to cultivate respected relationships with local government agencies as well as the U.S Department of Housing and Urban Development & the U.S Department of Agriculture. In addition, Gateway administers a variety of resident services to enable its residents to achieve stability and enhance their quality of life.

Gateway actively strives to decrease utility consumption in the properties it manages by conducting utility benchmarking, researching and applying for utility rebates to assist in financing green retrofits, taking advantage of local utility company weatherization programs, retrofitting light fixtures with LED, and using ENERGY STAR® appliances.

Gateway recently undertook a full scale renovation of Elk Manor Apartments, a three-story apartment complex consisting of 51 one-bedroom units. Of the total costs, the energy efficiency upgrades cost approximately $400,000 and were financed by using funds from the property’s Replacement Reserve account. The energy improvements significantly reduced the property’s operating expenses but also benefited the residents with improved levels of comfort and enjoyment of their surroundings.
