Better Buildings Challenge partners strive to report whole-building data for all properties within their portfolio. Often, Multifamily partners face the added challenge of collecting data from tenant-paid utility accounts. The Better Buildings Challenge is working with Multifamily partners and utility companies to improve the data collection and reporting process. While this important work continues, Multifamily partners are being recognized for their successes within those properties that are reporting whole-building data. WinnCompanies' portfolio consists of 73 properties, 10,863 apartment units and 11.8 million square feet. For the 2017 reporting period, Winn reported whole-building data for 41% of its portfolio.


Better Buildings Challenge Partners strive to decrease portfolio-wide source energy use intensity (EUI) and to increase the percent improvement compared to a set baseline. WinnCompanies' portfolio consists of more than 140 buildings and 11.8 million square feet. Winn has improved energy performance by 8% from a 2015 baseline, making progress towards a goal of 20% by 2023.  Over the past 5 years, Winn has performed numerous energy retrofit projects as well as comprehensive rehabs. Specifically, Winn has performed LED lighting retrofits in 80% of its portfolio, reducing electricity consumption by 10%-20% at several properties, and upgraded heating and hot water equipment in 40% of its portfolio over the past 8 years. Winn implements energy conservation measures as stand alone retrofits as well as in coordination with comprehensive rehabilitation and recapitalization events. In addition to efficiency measures like lighting, low-flow plumbing devices, and HVAC upgrades, Winn continues to expand its renewable energy portolio and is exploring more advanced controls strategies to drive even deeper savings from its investments in energy efficiency. 


Looking at the percent improvement in energy performance across all facilities can provide insight into how an organization is saving energy.  Winn has achieved energy performance improvement of greater than 6% at 12 of properties. There are 5 properties that have experienced an increase in Source EUI.  These properties have been targeted for future energy efficiency improvements.


Property-level energy performance metrics, including EUI and percent improvement to date, are critical to track progress over time and identify opportunities for additional energy savings. Winn's portfolio consists of properties with  a wide range of baseline EUI values, most of which are from 75 to 192 kBtu/sq. ft. The majority of properties have shown energy improvement since 2015. The properties located near or below the 0% axis may present good opportunities for further savings.
