Background

Walgreens’ Goodyear, Arizona retail pharmacy opened in November 2012. It is a single story, commercial building with a one lane drive-thru pharmacy. The site is an out parcel of a larger center that followed green building guidelines in its development. Walgreens supported this effort by selecting LEED® as its building guideline. Walgreens has previously completed several projects that are LEED certified or registered, and decided to pursue implementing new energy efficiency measures for this project.

As part of Walgreens' growth strategy, this location in Goodyear was targeted as a growth opportunity in line with corporate site selection requirements. The site fit Walgreens’ prototype store size, access points, and visibility requirements.

Solutions

Building off of the energy efficiency successes and lessons learned from its other store improvement projects, Walgreens decided on a multi-measure approach expected to save 125,000 kWh of energy and 20% of costs annually. This approach includes LED lighting upgrades for nearly all interior applications, as well as all external building mounted lighting. It also includes a new type skylight that tracks the sun’s position, individual packaged variable air volume HVAC equipment, and the infrastructure for a level 2 electric vehicle charging station.

Additional details on the energy efficiency measures selected by Walgreens include the following:

  • Lighting – All building lighting, except emergency fixtures, were converted to LED, with an anticipated energy and maintenance savings of 43% over a conventional fluorescent system. Walgreens had previously completed stores that used all LED lighting; however, the increased cost associated with this measure did not fit into project payback requirements. The costs for these projects were analyzed, and Walgreens worked with lighting manufacturer CREE to create a lighting system focused on the existing fixtures with the highest annual maintenance cost. This allowed Walgreens to design a system that maximized energy and maintenance savings while controlling the initial cost of the LED fixtures.
  • Daylight harvesting with sun tracking skylights – The Ciralight skylight uses a solar powered motor to track the sun and provide more usable daylight into the store, and the estimated savings for daylighting is 38,000 kwh per year.
  • AAON individual package VAV HVAC units – The AAON heating and cooling units help Walgreens achieve energy savings on the store, and the estimated savings for the AAON units is 44,800 kwh per year.

Walgreens expects the Goodyear, Arizona store to be eligible for the ENERGY STAR label, and will also apply for LEED certification.
